Selling Tips
When selling your home, there are many things you can do to make potential buyers more comfortable during a showing:
- Try to leave the home during a showing, take pets with you
- Strong cooking or smoking odors can ruin a sale., Make sure your home is fresh for showing
- Tell your Agent what you enjoy about the house, the yard, and the location
- Turn on all lights prior to any showings
- Open the drapes during the day, and close them at night
- Tell your agent about any “special features” of your home
The following items are easy to overlook, but are critical to the way people perceive your home.
OUTSIDE TOUCHUPS:
Lawn:
- Mow grass,
- trim hedges,
- edging
- weed gardens
- remove/tidy belongings
- shovel walks, rake leaves etc.
Outside Of House:
- paint
- fix /wash railings, steps, screens and/or front door
- fix/wash/paint side or back door, gutters, and windows
Garage:
- tidy
- paint
- fix and wash doors and windows
- throw out garbage/recycling
INSIDE TOUCH UPS:
Hardware/Repairs:
- Repair/tighten dripping faucets, leaky toilets, broken fixtures
- Replace all burnt out light bulbs and broken switches
- Oil hinges, tighten door knobs, cabinets knobs
Cleaning:
- Dust, clean, remove clutter, vacuum, wax hardwood floors, clean windows
- Pain/repair as required
- Store as many items as possible to enhance feeling of spaciousness
- Clean outside of furnace/air conditioner, replace/clean filters
- Kitchen: Don't forget the fridge, stove, sink, clear workspaces
- Bathrooms - neat, spotless and fresh. Repair any cracked caulking
- Closets - untidy or over-crowded closets suggest inadequate storage space
